Job Title : Leasing And Marketing Director

Reports to : Community Manager

Job Summary

Work with the Community Manager (CM) to execute the leasing and marketing strategies for the property to ensure that the property achieves 100% occupancy (or as budgeted) and maximizes revenue by growing rent rates. Primary focus involves managing the sales team and executing the marketing plan.

Duties and Responsibilities

General

  • Adhere to the Company’s policies and procedures

  • Always represent the property in a professional manner

  • Keep current on required training as assigned, including but not limited to Grace Hill training

  • Stay current on admission standards, admission timing, and academic calendar for freshman, returning residents, transfer students, and both graduate and professional schools

  • Monitor annual enrollment at local schools, including incoming freshman, international and graduate students

  • Monitor proposed and new student housing developments on and off campus

  • Build relationships with vendors for cross-promotional purposes

  • “Shop” competitive properties and report findings to Corporate

Customer Service

  • Provide excellent customer service to all current and prospective tenants

  • Assist with resident issues, as needed

  • Assist with move ins and move outs, as needed, including Turn

Leasing

  • Assist, as needed, with phone inquiries, tours, signing and follow-ups

  • Manage, monitor, and review guest cards, prospect lists, and follow-ups in Entrata to ensure the process is being executed accurately and in a timely manner

  • Adhere to established company standards for screening applicants for residency

  • Report traffic, occupancy, and pre-leasing numbers daily to CM

  • Audit Entrata to verify all leases are complete and accurate

  • Complete placement of new residents

Marketing

  • Working with the CM, develop and execute the marketing plan to achieve full market occupancy or 100% occupancy

  • Prepare Market Survey Report, weekly

  • Execute all marketing and sales/promotion initiatives, including online advertising, social media, website, email marketing, ratings/reviews, and communications with residents, guarantors, and prospects

  • Maintain the ambience and cleanliness of the model apartment(s) and tour path; propose updates/improvements as needed

  • Review website thoroughly to ensure it is functioning properly, weekly

  • Manage graphic design requests, throughout the month, making sure to use all allotted design credits

  • Act as lead coordinator for all leasing events. Work with the CM to ensure the events are within budget and meet objectives. Events include housing fairs, international fairs, other off-property events, and events held on site at the property

  • Work with advertising, public relations, promotional product, and graphic design consultants as needed

  • Identify media and promotional opportunities available in market, work with VP of Marketing on purchasing media

  • Assist Corporate in developing and rolling out portfolio-wide advertising campaigns

Resident Retention

  • Work with CM to develop, manage and execute resident renewal campaigns

  • Assist the CM with all resident communication, including resident newsletters and programming calendars

  • Coordinate Welcome Week and Resident Appreciation Week programs each semester

  • Identify move in gifts and coordinate distribution for Turn

  • Identify volunteer opportunities and charitable campaigns. Coordinate communication and events on property

  • Work with Resident Services Manager to promote online resident satisfaction surveys

Financial Management

  • Support CM, as needed, in preparing the annual budget

  • Review expenditures, with CM, to ensure they are within budget

  • Assist CM to ensure compliance with all marketing contract commitments, including all sponsorships

Personnel Management

  • In coordination with the CM, train and supervise Leasing Professionals and Community Assistants

  • Supervise sales floor and develop/train sales team

Attendance/Travel

  • Position requires ability to work any of the seven days of the week and overtime hours when requested. 

  • Travel may be required as necessary to attend training and other company functions        

Qualifications

  • 2+ years of leasing for off-campus student housing apartments preferred.

  • High School Diploma or equivalent is required; college degree or proven success in a Leasing Director position preferred.

  • Strong communication skills.

  • High-energy and ability to work in a fast-paced environment.

  • Enjoy and take pride in providing excellent customer service.

  • Basic computer skills: typing and writing ability for correspondence, memos, etc.

  • Ability to lead, motivate, and manage a team.
