PEP serves as the owner, asset manager, and property manager of a national student housing portfolio. We are adept at managing the discrete risks and opportunities that come with an 18-24-year old resident population. We also have a firm understanding of the student housing revenue model, including the unique leasing cycle for this niche. PEP has operated properties entirely comprised of undergraduate students from the nearby university, as well as mixed student profiles including cohorts of international and graduate students, and populations from nearby community colleges or other post-secondary educational institutions. We also have extensive experience with inter-collegiate sports marketing, as well as housing blocks of student athletes. PEP has also managed conversion of conventional apartment resident profiles and lease structure (by the unit) into the student housing model of by-the-bed leasing, resident life, programming, and operations.
Finance and accounting are centralized at the PEP corporate office. We provide transparent monthly, quarterly and annual reporting. Management executives closely scrutinize all expenses, service contracts and CapEx projects to identify saving opportunities, including the continuously changing worlds of internet service and energy efficiency.
