Job Title : Maintenance Supervisor
Reports to : Community Manager
Job Summary
The Maintenance Supervisor is responsible for all maintenance operations related to the asset, including organization of service requests, preventative maintenance program, personnel management, compliance with safety standards and customer service. The Maintenance Supervisor will spend 60 to 70 percent of their time performing hands-on repairs/maintenance work. The remaining time will be spent supervising the maintenance team and outside contractors and performing general management functions.
Duties and Responsibilities
General
Adhere to the Company’s policies and procedures
Always represent the property in a professional manner
Keep current on required training as assigned, including but not limited to Grace Hill training
Assist Community Manager in the management of an excellent customer service program
Work with Community Manager to maximize performance of the asset within budget guidelines
Identify and implement energy-saving measures that promote conservation
Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs
Maintain hazard communications program; Teach and promote safe work practices
Manage maintenance supply inventory while adhering to budget guidelines
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Responsible for key control program
Maintain accurate records at all times
Perform additional tasks and responsibilities as required
Property Maintenance
Maintenance Service Requests
Prioritize and assign service requests to maintenance team
Monitor daily completion of service requests and follow up on any outstanding items
Assist in the completion of service requests as necessary
Turn:
Work with the Community Manger to ensure a successful Turn
Oversee maintenance team on assigned maintenance tasks to ensure process stays within budgeted guidelines
Supervise all vendors and contractors working on property
Inspect grounds, buildings, and other community features daily to minimize liability concerns and ensure excellent curb appeal
Assist with the general upkeep and cleaning of office, common areas, and model as needed
Oversee the maintenance of all amenities, including clubhouse, fitness center and swimming pool
Participate in quarterly unit inspections
Work with the Community Manager to ensure that all vacant units are ready to be leased, completing all restoration and cleaning tasks as needed
Ensure scheduled maintenance on all equipment in completed as recommended by the manufacturer
Personnel Management
Manage a high-quality maintenance team through implementation of effective recruitment, training, motivation, and development programs
Ensure all equipment is used without jeopardizing the safety of the maintenance team and residents
Ensure appropriate safety equipment and apparel is worn by all employees, including proper footwear (work boots)
Adhere to dress code requirements
Assist Community Manager with conducting performance appraisals for maintenance team
Participate in on-call emergency rotation
Qualifications
High school diploma or equivalent preferred.
A minimum of two years in Multi-Family Property Management – Student Housing preferred
A minimum of two years in a supervisory position setting
For safety and productivity reasons, the position requires the ability to read and write English
Must be able to perform basic mathematical functions
Must possess basic knowledge of local and state codes for permitting sign ordinances and pool regulations
Must live within 30 miles of the assigned property
Possession of basic tools required for proficient job performance.
Licenses:
A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable vehicle to fulfill all the job's functions
EPA certification Type I and II
CPO Certified (if required by community or local ordinance)
Other licenses and certifications as required by local, state, or federal law
Able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
Must be able to diagnose problems with and repair the following: major appliances, HVAC, intermediate plumbing, intermediate electrical (when no license required), general carpentry, sheetrock installation and repair, painting, roofs and gutters, general irrigation maintenance and repairs, landscaping, fountain maintenance and repairs, foundation/sidewalk repairs, Ice/snow removal, golf carts and small engine maintenance
Physical Activity
Position requires ability to transport or move up to 50 pounds variable distances; the mobility and flexibility to use ladders; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general maintenance repair tasks without endangering themselves, residents, or fellow employees
Position also requires frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks.
