Job Title : Porter

Reports to : Maintenance Supervisor

Job Summary

The Porter’s primary function is to ensure the pleasing appearance of the property. The Porter performs routine rounds of the property, assesses condition of amenities, cleans, and maintains pristine grounds, hallways, and parking lots, and completes or assists with various projects.  The Porter completes assignments in a residential setting; therefore, good communication and customer service skills are necessary at all times. 

Duties and Responsibilities

  • Adhere to the Company’s policies and procedures

  • Always represent the property in a professional manner

  • Keep current on required training as assigned, including but not limited to Grace Hill training

  • Daily checking, cleaning, and stocking of bathroom and common area items such as soap, toilet paper, fitness center cleaning items, paper towels

  • Daily cleaning of pools and hot tubs

  • Daily waste and trash removal from the property grounds

  • Daily blowing, sweeping, and cleaning of hallways and entryways on buildings

  • Daily assessment of amenity items, such as fitness center, tanning, game room equipment

  • Assist the Maintenance Supervisor in completing power washing and snow removal in the winter

  • Assist with maintenance service requests as needed

  • Any other duties assigned by Maintenance Supervisor.

          

Qualifications

  • Willingness to learn new skills or approaches to responsibilities

  • Strong problem-solving skills, organizational skills, and good customer service skills

  • Good verbal and written communication skills and a demonstrated ability to read and comprehend written (English)/graphic and oral (English) instructions are required. 

  • Set up and operate machine tools such as a golf carts, Power Washer, Leaf Blower, and other operating tools.

  • Possession of basic tools required for proficient job performance.

Physical Activity

  • Position requires ability to transport or move up to 50 pounds variable distances; the mobility and flexibility to use ladders; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.

  • Position also requires frequent bending and/or stooping to access equipment and machinery necessary when assisting with or performing tasks

Time Requirements

As this is an hourly position, the weekly hours will be at or around 40 hours per week for full time employees.  Given the cyclical nature of our business certain times of the year will require more than 40 hours.  Overtime will be paid if hours worked in a one-week period total more than 40.
